1. Acceptance & Tiered Access

Sourri provides a multi-tenant software-as-a-service platform. Access is granted on a tiered basis (Free/Standard and Premium). By accessing Sourri, you agree to these Terms. If you do not agree, you must immediately cease use of the platform.

You must be at least 18 years of age to create an account. By registering, you represent that all information you provide is accurate and complete.

2. Account Security

You are responsible for maintaining the confidentiality of your login credentials. Account sharing is strictly prohibited. Each account must be tied to a single, identifiable individual.

We reserve the right to suspend accounts suspected of credential sharing, unusual access patterns, or any activity that violates these Terms. You agree to notify us immediately of any unauthorized use of your account.

3. AI Services & Human-in-the-Loop Requirement

Sourri provides AI-assisted drafting tools to generate property descriptions. AI is a probabilistic technology and may generate inaccurate, incomplete, or inappropriate content.

Mandatory Review. You agree that all AI-generated content is provided as a draft only. You assume strict and sole responsibility to act as a "Human-in-the-Loop." You must independently verify, edit, and fact-check all AI-generated text, figures, and claims before publishing them.

Sourri accepts zero liability for false advertising, misrepresentation, or legal claims arising from your publication of AI-generated content.

4. Third-Party Data Disclaimer

Sourri integrates external data sources including Statistics Canada census data, GIS layers, and address validators. This information is provided "AS IS" and "AS AVAILABLE."

Sourri makes no warranties regarding the accuracy, completeness, or timeliness of third-party data. Census data is subject to the Statistics Canada Open License.

5. Intellectual Property

All content, features, and functionality on Sourri.com — including text, graphics, logos, underlying prompts, RAG architecture, and software — are owned by Sourri or our licensors and protected by copyright, trademark, and other intellectual property laws.

We grant you a limited, non-exclusive, non-transferable license to access and use our services for your personal or internal business purposes only. Resale, redistribution, or commercialization of our data or output without written authorization is prohibited.

User Content and Photos: You retain all ownership rights and copyrights to the original photos, property data, and text you upload to the platform. By uploading photos, you grant Sourri a worldwide, royalty-free, non-exclusive license to host, process, modify, and use these photos strictly for the purpose of providing our services to you.

Modified Photos & Derivative Works: Any enhancements, alterations, or derivative works created by Sourri’s platform from your original photos are provided to you under a limited license for the exclusive purpose of marketing the specific property under your mandate. You are expressly prohibited from extracting Sourri-modified photos to train other artificial intelligence models, reselling them as standalone digital assets, or syndicating them to competing real estate technology platforms outside the normal scope of advertising the property.

6. Limitation of Liability

To the maximum extent permitted by Quebec law:

  • Free / Standard Users: Sourri's total liability for any claims arising from use of the platform is strictly capped at $0.00 CAD.
  • Premium / Paid Users: Sourri's total aggregate liability for any claims shall not exceed the total amount paid by you to Sourri in the twelve (12) months immediately preceding the event giving rise to the claim.

In no event shall Sourri be liable for indirect, incidental, special, consequential, or punitive damages, including loss of profits, revenue, data, or business opportunities.

7. Indemnification

You agree to indemnify, defend, and hold harmless Sourri, its officers, directors, employees, and agents from any claims, liabilities, damages, losses, and expenses (including legal fees) arising from:

  • Your violation of these Terms;
  • Your violation of any applicable laws or third-party rights;
  • Your use of the platform or publication of AI-generated content.

8. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the Province of Quebec and the federal laws of Canada applicable therein, without regard to conflict-of-law principles.

Any disputes shall be resolved first through good-faith negotiation, then mediation, and finally through binding arbitration or court proceedings in Quebec, Canada.

9. Acceptable Use Policy

Violation of this Acceptable Use Policy will result in immediate suspension or termination of your account without refund. You agree NOT to use Sourri to:

Prompt Injection

Attempting to bypass the chatbot's systemic instructions, inject malicious prompts, or coerce the AI into generating out-of-scope content.

Scraping & Data Extraction

Using automated scripts, bots, or spiders to scrape Sourri's interface, databases, or third-party integrations (GIS / Census).

Reverse Engineering

Attempting to reverse engineer, decompile, or discover the underlying prompts, RAG architecture, or models used by Sourri.

Illegal or Discriminatory Content

Generating descriptions that violate fair housing laws, discriminate against protected classes, or promote illegal activities.

API Abuse

Submitting an unreasonable or disproportionately large number of requests that degrades platform performance for other tenants.

10. Changes to These Terms

We may revise these Terms at any time. Material changes will be communicated by updating the "Last Updated" date above, displaying a prominent notice on the platform, and where applicable, sending email notification to registered users.

Continued use of Sourri after changes are posted constitutes acceptance of the revised Terms. If any provision is found unenforceable, the remaining provisions remain in full force.
